The revised proposal will consist of a 3-storey over basement hotel including 129 bedrooms, foyer, breakfast area, kitchen, meeting rooms, staff rooms, administration and ancillary areas all over basement level car parking for 122 cars and plant rooms. It is proposed to undertake works to the existing Protected Structures on the site. The proposed works to the Protected Structures will include a) demolition of all outbuildings on the site including lofted stable & stone outhouses, b) demolition of the stone wall between the western garden & the existing car park, c) demolition of the existing walled garden to the west of the existing Kingswood House building. Refurbishment works to the retained Kingswood House building will include the provision of a Bangor Blue slate roof and lead flashings and all necessary repairs to existing joinery, sash windows, cornices, render and cast iron rainwater goods. The interior arrangement and original fabric of the ground and first floor levels of the original Kingswood House building will be retained and will accommodate a bar at ground floor level and a bar/restaurant and staff facilities at first floor level. A new build 2-storey restaurant comprising dining areas, kitchen and ancillary areas will be constructed linked to the retained Kingswood House. All new-build works on the site will be substantially located on the site of the existing western garden, car park and former farmyard. Externally, the north-eastern garden stand of mature trees and enclosing walls will be retained. External parking for 34 cars will be provided in addition to refurbishment of the existing boundary walls to the proposed external car park, together with general landscaping and site works.
