Type 05/05A houses of c. 160sq.m.); 2 no. new semi-detached 3 bedroom two storey dwellings, 1 no. Type 07 house of c. 145sq.m. and 1 no. Type 07A house of c. 146sq.m.; 6 no. new detached 4 bedroom two storey dwellings, (1 no. Type 02 house of c. 168sq.m., 3 no. Type 2A houses of c. 164sq.m., 1 no. Type 3 house of 176sq.m. and 1 no. The proposed works to the house to include the reconfiguration and alteration of the internal and external layouts, to include conservation and repairs to this Protected Structure. Proposals also provide for 1 no. roof terrace to the southeast of the house and 2 no. balconies to the southwest elevation, reducing the area from c. 427sq.m. to c. 357sq.m. and associated works; 3 no. 3 bedroom houses to be provided to existing 2 storey coach house accommodation, stables and single storey outbuildings. Works to include the upgrading of existing structures and reconfiguration and alteration of the internal and external layouts to provide for 2 no. 2 storey dwellings of c. 240sq.m. and c. 279sq.m. and 1 no. single storey dwelling of c. 203sq.m. The works will also include the provision of 2 no. first floor balconies; The proposed development also consists of the demolition of a dwelling house at 163 Ballyboden Road (119sq.m.); the provision of a new access road, with one way entry traffic through the existing site at 163 Ballyboden Road; the retention of the existing easement across the proposed entrance road; the provision of a new ESB substation; the provision of a bridge / partial culverting of the Owendoher Stream; the amendment of the existing avenue to Bolton Hall to a one way traffic exit; works to existing ruins to make safe for public access / exclusion of public access as appropriate; the provision of 2 no. shared open space (c. 780sq.m. and c. 925sq.m.); 53 no. surface carparking spaces; the demolition of sections of garden walls and railings (all within the curtilage of Bolton Hall, a Protected Structure); a total development of 4675sq.m.; all associated site works on a site of 1.923ha at Bolton Hall, Glendoher Road and 163 Ballyboden Road.

Alterations to a permitted residential development (Reg. Ref. SD05A/0615 and An Bord Pleanala Ref. PL06S.217208) consisting of: (a) 22 no. apartments comprising 4 no. 1-bedroom apartments, 12 no. 2-bedroom apartments, 2 no. 2-bedroom apartments over two levels and 4 no. 3-bedroom apartments over two levels laid out in two 2-storey over basement buildings plus two set back penthouse levels on each building (4 storeys in height overall), with all apartments incorporating balconies/terraces; (b) 44 no. car parking in the form of 41 no. spaces at basement level and 3 no. surface car parking spaces, of which 11 no. car spaces are to serve the permitted development; (c) associated bicycle parking and bin storage at basement level; (d) extensive hard and soft landscaping including reconfiguration of previously permitted landscaping and removal of 16 no. permitted surface car parking spaces and replacement at basement level as described above; (e) vehicular access and egress is via the permitted one-way internal road network off Ballyboden Road and Glendoher Road; (f) all other ancillary site development and boundary treatment works; all on an overall site of c.0.33 hectares.
