The works include slight widening of existing access road. The present access road varies in width and will increase to a uniform width of 6 metres, and also include minor adjustments to existing junction access road with Mill Road. Retention & completion of Convention Centre: The retention consists of existing site works and services, existing foundations, existing steel frame, existing partial block works, and existing partial roof: the Convention Centre is a three storey building, incorporating a main hall with seating for up to 6,000 people with a temporary stage, entrance foyer, stores, break-out / meeting rooms, temporary bar, plant room, toilet and ancillary facilities, 675 car parking spaces and associated landscaping and site works including covered walk to existing Hotel and Golf Course. The development adjoins the site of a recorded monument with Protected Structure status (ie Saggart zone of archaelogical influence) and also adjoins the curtilege of Tassagart House and Tower House, listed buildings with Protected Structure status all on site. The application is accompanied by an Environmental Impact Statement. As there is an existing 4000 seat Convention Centre in Citywest Hotel it is intended that a Section 47 agreement under the Local Government Planning and Development Act 2000 will be entered into the effect that both Convention Centres will not be used simultaneously. Further Information and revised plans received on 07/09/05 as follows:- Revised plans include alterations to the proposed roundabout on the existing public road, Garter Lane, at its junction with the entrance to the existing hotel and proposed Convention Centre, together with the relocation of the existing pedestrian bridge across Garter Lane. The further information also clarifies the proposed uses to be accommodated in the Convention Centre. The further information also includes an addendum to the Environmental Impact Statement already submitted.

The Convention Centre is a two storey building to eaves with a third storey in the roof space, and consists of a main hall seating up to 5832 people with a temporary stage, stores, break-out/meeting rooms, temporary bar and toilet facilities, along with car parking, use of existing access to Garters Lane and all other ancillary site works. The application is accompanied by an Environmental Impact Statement.

The proposed building is reduced in size by 1/3 of that of the previous decision to grant permission (SD05A/0086). The convention centre is a three storey building incorporating a main hall with a temporary stage, entrance foyer, stores, break-out/meeting rooms, temporary bar, plant room, toilet and ancillary facilities & associated landscaping and site works including a covered walk to existing hotel and golf course. The development adjoins the site of a Recorded Monument with Protected Structure status (I.I Saggart zone of archaeological influence). The application is accompanied by an Environmental Impact Statement.

Modifications and proposed alterations to the existing Convention Centre permitted under Planning Register Reference SD07A/0294; Retention permission is sought for full height extension on northeast (rear) side of the building accommodating toilets, store rooms, plant / boiler rooms and covered external areas at the rear; service lift on northeast (rear) side of building adjoining the full height structure; full height extension on northwest (golf course) side of the building to accommodate extended entrance, event control centre, offices and substation; external balcony at first and second floor level on northwest side (golf course) of the building; 2 x external fire escape stairs from this first floor balcony to ground level on northwest (golf course) side; fire tender / service access road; air conditioning unit. Permission is sought for alterations to the existing service yard compound to provide a new asphalt surface and a new water storage tank within the compound. Part of the site is located within the curtilage of a Protected Structure (Tassagart House).

The proposal consists of 1 no. 1 bed studio, 24 no. 1 bed apartments, 95 no. 2 bed apartments, along with reception area, kitchen, dining room, cocktail bar, staff facilities and car parking for 59 cars on surface with 175 underground car spaces along with all necessary ancillary site development works on their land adjacent to their existing City West Hotel, Leisure and Golf Club, the land on which it is proposed to locate this development contains a protected structure within its curtilage.
