The applicant, or anyone who made a submission on the application, can appeal the decision to An Coimisiún Pleanála within four weeks of 18 February 2026. If no appeal is lodged, the council’s decision stands and a final grant issues.

The development will principally comprise: the demolition of a single-storey commercial building at No. 16 Fitzwilliam Lane (97 sq m) and a 2 No. storey commercial building at No. 80 Fitzwilliam Lane (251 sq m); and the provision of a 2 No. storey administration and storage building (498 sq m), which will be functionally linked with the adjacent Merrion Hotel. The development will also include: a balcony at first floor level facing South-West; a reconfigured vehicular entrance through No. 80 Fitzwilliam Lane (providing access to the rear of No. 80 Merrion Square South); pedestrian access; bicycle parking; plant; solar panels; gates; and all associated site and development works above and below ground.
