  • 1.The 30 sq m cap covers the garden room PLUS every existing shed and outbuilding.
  • 2.Behind the front building line, keeping at least 25 sq m of garden.
  • 3.Working in it yourself (remote work, freelancing) keeps it within the exemption; regular clients or employees on site is a material change of use.
