You do not need planning permission for a garden shed in Ireland if it is behind the house, the TOTAL area of all garden structures stays at or under 30 sq m, it leaves at least 25 sq m of private garden, and it is under 4m high (pitched roof) or 3m (flat roof). It must not be lived in.

- 1.The 30 sq m limit is CUMULATIVE -- it covers the total of all sheds, garages, and garden structures on the property, including ones a previous owner built.
- 2.The shed must be behind the front building line of the house -- a shed in the front garden needs permission.
- 3.It must not reduce your remaining private open space below 25 sq m.
- 4.Maximum height: 4m with a tiled or slated pitched roof, 3m with any other roof.
- 5.It cannot be used for living or sleeping in, keeping pigs/poultry/horses, or running a business with callers -- those uses need permission regardless of size.
- 6.Exemptions do not apply to protected structures or within an Architectural Conservation Area (ACA).

No. The exemption specifically excludes use for human habitation. Using a shed or garden room as sleeping accommodation is a change the exemption does not cover, whatever its size.
