Do You Need Planning Permission for a Garage in Ireland?
A detached domestic garage needs no planning permission if the total of all garden structures stays at or under 30 sq m, it sits behind the house, and it is under 4m high (pitched roof) or 3m (flat). Converting an existing attached garage to living space is also generally exempt.
Rules have conditions, and the conditions are where projects fail. Answer a few questions about your exact situation and get a plain-English answer with the regulation cited.

- 1.The 30 sq m limit is shared with every other shed and outbuilding on the property.
- 2.The garage must be behind the front building line and leave 25 sq m of private open space.
- 3.Height limits: 4m for a pitched roof, 3m for any other roof.
- 4.Converting an attached garage into a habitable room is generally exempt -- but the converted area counts against your 45 sq m extension allowance for any future extension.
- 5.Using a garage for a car-repair business or other commercial use with callers is not covered by the exemption.
- 6.A new or widened vehicular entrance onto a public road can need permission in its own right -- check with the council if your garage changes access.

Frequently asked questions
Do I need planning permission to convert my garage?
Usually not, if the garage is attached to the house and the conversion is to domestic use. The converted floor area counts toward your 45 sq m exempt-extension allowance, so it reduces what you can add later without permission.
How big can a detached garage be without planning permission?
Up to 30 sq m -- combined with all other garden structures on the property -- behind the house, and under the 4m (pitched) or 3m height limit.
Turns out you need permission?
Start with the pre-submission checklist, estimate costs with the fee calculator, and read the step-by-step application guide. For uncertain cases, a Section 5 Declaration from your council (~€80) gives a formal ruling either way.
